[Report] 'Gaepo The Sharp Tria' Set to Welcome First Residents in Domestic Remodeling Project
As soon as you exit Guryong Station Line 4 (Exit 1), the atmosphere of being in a "school district" is immediately felt.
Gaeil Elementary School, Guryong Middle School, and Gaepo High School are lined up from east to west. After walking for about 2-3 minutes, newly built apartment complexes adjacent to these schools come into view.
This is the Gaepo The Sharp Tria (formerly Gaepo Woosung 9th Phase), the first apartment in Korea to undergo remodeling. With its move-in date set for the 10th, final preparations are underway.
232 units, all upgraded to 40-pyeong size, with no general sales.
Built in 1991, Gaepo Woosung 9th Phase in Gangnam-gu, Seoul is a small complex with 232 units. To address the aging issues, POSCO Engineering & Construction was selected as the contractor, and in 2019, horizontal expansion remodeling (a method of adding new buildings to the existing ones and expanding sideways) began. While the number of units remains the same, the usable area per unit has increased from 74-78㎡ to 121-130㎡.
Upon passing the large entrance gate, the parking garage entrance, built across the 1st to 3rd underground floors, immediately catches the eye. It has a total of 320 parking spaces. The parking garage was one of the areas POSCO Engineering & Construction paid special attention to during the remodeling. This is because the previous apartment could only accommodate 122 cars on the ground, causing significant parking stress for the residents.
The residents' most pressing concern during the remodeling process was parking. To address this, POSCO Engineering & Construction dug into the central area of the apartment complex, which is laid out in a "| ̄|" shape, to create a parking structure. The garage is connected directly to two buildings (901 and 902) via elevators.
The original first floor was left open using the pilotis style. From the second to the 16th floor, 232 units are now located. Through horizontal expansion, the floor area ratio increased from the original 294.33% to 355.98%, an increase of over 106%. The residents requested that no general sales be made, and the average unit size be increased to over 40 pyeong per household.
Jeong Sang-min, Deputy Manager of POSCO Engineering & Construction’s remodeling project, said, "The association actively requested that we conduct a '1-to-1' remodeling without general sales, but with enough space per unit."

By removing 40% of the existing building, the success of the horizontal expansion is achieved.
How has the layout changed after horizontal expansion? I visited the 40A layout of building 901, which consists of 69 units. POSCO Engineering & Construction removed all balconies and other non-structural elements, except for load-bearing walls, which have a significant impact on the building's structural stability. Then, they added new buildings to extend the space. The usable area of the 40A layout has increased by approximately 47.07㎡ (from 74.39㎡ to 121.46㎡).
In the 40A layout, new living rooms and bedrooms were created. Since a new building was added, the space appears more elongated vertically compared to horizontally, but otherwise, it looks no different from a newly built apartment.
Similarly, the 40B layout, which consists of 15 units in building 901, saw an increase of 54.72㎡ in usable area (from 74.39㎡ to 129.11㎡). A new living room and kitchen/dining area were added to the side.
Deputy Manager Jeong explained, “Over 40% of the existing building was demolished and a new building was added. This horizontal expansion achieved the best results, given that vertical expansion or building annexes were not possible.”
POSCO Engineering & Construction also paid special attention to the exterior design of the apartment. On one side of the exterior, PosMac, a premium steel produced by POSCO, was used as the cladding material to give a sturdy appearance. On the other side, a curtain wall was installed to create a sleek and sophisticated look.
The success of the remodeling is also reflected in the recent market prices. The 40A and 40B layouts were recently sold for 2.85 billion KRW, but the current asking prices have risen to as high as 3.4 billion KRW. A local real estate agent commented, “The property is within a minute's walk of elementary schools and 3 minutes from Yangjae Stream, and being a large new apartment in the Gangnam area, where there is limited supply, the asking prices continue to rise.”
