Hanbit ENG Wins ‘Incheon Gajeong 2 B-2BL Apartment Design Competition’

Hanbit Engineering has secured the design rights for the Incheon Gajeong 2 B-2BL site with the concept of creating a "Vibrant Village that Forms a Multi-Dimensional City." The design includes a landmark residential tower as the focal point of the complex, along with an open view toward nature. The skyline gradually ascends from low-rise to high-rise buildings, ensuring harmony with the surrounding urban context.

According to the Korea Land and Housing Corporation (LH) and the Public Procurement Service on the 9th, Hanbit Engineering Architecture Office was selected as the winning firm in the recent design competition for the ‘Incheon Gajeong 2 B-2BL’ apartment complex.

Through this project, LH plans to develop 308 public housing units with exclusive floor areas of 74㎡ and 84㎡ on a 18,317㎡ site in Incheon Gajeong 2 District. The complex will have a maximum floor area ratio of 190% and a height limit of 25 stories. Construction is scheduled to begin in June next year, with the design contract valued at approximately 1.927 billion KRW.

Key Design Priorities

LH outlined several key design objectives for the project, including:

  • A site plan that harmonizes with the surrounding environment
  • Specialized design for key viewpoints such as parks and entryways
  • A pedestrian-friendly streetscape with enhanced urban aesthetics

The design incorporates a linear green park at the district’s center, creating a dynamic skyline while ensuring harmony with the adjacent Incheon Gajeong residential complexes to the south. The layout also secures natural ventilation and scenic views.

To enhance the gateway effect and symbolic significance, a landmark residential tower has been planned at the main entrance on the east-side road. Additionally, distinctive architectural elements were introduced to enhance the visibility of buildings from the park.

The project also aims to promote street activation by integrating auxiliary community facilities along the roadsides. The design emphasizes a unique streetscape with either front-facing or side-wall designs that provide scenic variety. Special attention was given to façade design to ensure compatibility with nearby single-family housing areas.

Hanbit Engineering’s Winning Concept

Hanbit Engineering’s proposal, centered on the theme of a "Vibrant Village that Forms a Multi-Dimensional City," incorporates several strategic design elements:

  • A landmark landscape that opens toward nature
  • A streetscape that aligns with the flow of the main road
  • A three-dimensional urban landscape fostering harmony with the city

The project’s focal point is a high-rise landmark tower that enhances the entrance’s symbolic presence and provides open scenic views. Mid-rise buildings were positioned along the main pedestrian road to maintain a human-scale environment, forming a panoramic walking experience. The gradual transition from low to high-rise buildings was designed to seamlessly connect with the existing urban skyline.

Jury Evaluations

Judge Seo Hye-min from Silla University praised the project for its innovative approach to overcoming site constraints, such as its elongated rectangular shape and lower northern section. The design successfully integrated diverse external spaces for residents while maintaining an aesthetically dynamic layout. However, Seo noted that the visual corridor toward the northern adjacent site was somewhat lacking.

Judge An Eun-hee from Gyeongsang National University highlighted the advantage of securing scenic views from all residential units while maintaining appropriate building-to-building distances. However, she pointed out that prioritizing residents' views led to a lack of open corridors through the complex, which impacted the visibility from adjacent single-family housing areas.
